Roofing Warranties: What the Fine Print Actually Covers
Manufacturer warranty, workmanship warranty, prorated coverage and the four things that quietly void all of them.

"Lifetime warranty" is the most oversold phrase in roofing. Here is what you actually have.
Manufacturer warranty
Covers defects in the shingle itself. Manufacturing defects are rare — most roofs fail from installation or ventilation, which this does not cover.
Prorated vs. non-prorated
Most "lifetime" coverage is non-prorated for the first ten years and drops sharply after. At year 18 the payout may cover materials only, at depreciated value, with no labor.
Workmanship warranty
Issued by the contractor and covers installation error. This is the one that matters. Ask for the length, what it includes, and whether it transfers when you sell.
Enhanced system warranties
Some manufacturers offer extended coverage when a certified installer uses a full system — underlayment, starter, ridge, ventilation, all one brand. These often cover labor and are worth asking about.
What voids coverage
- Inadequate attic ventilation — the most common denial by far.
- Roofing over an existing layer.
- Pressure washing the shingles.
- Unauthorized repairs or penetrations by another contractor.
File it somewhere you will find it
Keep the registration confirmation, the final invoice, and dated photos of the finished roof together. Warranty claims without documentation go nowhere.
