Commercial Flat Roof Maintenance: The 30-Minute Quarterly Walk

A simple quarterly inspection routine that catches TPO, EPDM and modified bitumen problems while they are still a caulk-gun fix.

Flat roofs rarely fail suddenly. They fail at penetrations, slowly, while nobody is looking.

Walk it quarterly

Take photos each time from the same spots. Comparing quarter to quarter shows movement you would never notice in a single visit.

What to check

  • Drains and scuppers: clear the strainers. Standing water 48 hours after rain is a problem, not a feature.
  • Seams: look for fishmouths, lifted edges and open laps, especially on the south exposure.
  • Penetrations: pipe boots, curbs, and HVAC units. Sealant at the top of a pipe boot is a consumable, not permanent.
  • Perimeter metal: loose coping and separated joints let wind get underneath the membrane.
  • Foot traffic paths: service techs walk the same line to the units; that line abrades first. Add walk pads.

Keep a log

Date, photos, what you found, what was fixed. It supports warranty claims, budgeting, and any future insurance conversation.

Budget for restoration before replacement

A structurally sound membrane with surface-level wear can often be coated for a fraction of tear-off cost, buying eight to ten years. Once the insulation below is wet, that option is gone — which is why the quarterly walk pays for itself.
